Knowing what to expect when purchasing a home

Getting Pre-Approved

Meeting with a lender to discuss what you can afford is key to starting your home search. They will help you find a price point you are comfortable with. Free Buyer Consultation

Schedule a one-on-one meeting with one of our agents to discuss your wants, needs, and parameters for your ideal home. We set up your MLS search to your specifications and discuss the entire home buying process.

Home Search & Showings

Once you review the MLS listings that fit your criteria, we set up private showing for the homes you are interested in.  This process can help you get a good feel for the current market. On average, buyers view 5-10 properties before making an offer, but writing an offer on your first home is always a possibility we have seen happen many times.

Submit an Offer to Purchase

When you’re ready to make an offer,we will put together a CMA (comparable market analysis) for you to review. This is a comprehensive report on recently closed sales that compare to the property you want to make an offer on. The CMA, as well as recent market¬†trends, help determine the price to offer. Especially in a competitive market, your agents experience negotiating and established relationships with other agents and firms can be a big advantage. Having an agent with knowledge of the local market and experience is especially important when offers can head into counter-offers.

Once you are in an accepted offer, our agents have the full support of our team of experienced brokers and a transaction coordinator to help everything run as smooth as possible.

Submitting earnest money will be on of your first steps after your accepted offer. A typical home purchase process lasts 30-45 days.

Inspection Contingency

Once the contract terms are agreed upon, the inspection is scheduled if it was made part of your offer. Alvarado Real Estate Group has a list of great of highly recommended inspectors with whom we have worked for years. It is important to be present for your inspection, as it is often a great opportunity to learn the details and possible maintenance tips for your potential new home. Once we have reviewed the full report, we will discuss the options moving forward.

Mortgage/Finance Contingency

If you are purchasing your new home with a loan. We will work closely with your lender to submit all of the required documents for your loan, confirm that an appraisal is properly scheduled and that everything is on track for closing day.

Closing Day!

You made it! You can start to rest easy after passing the contingency deadlines. Prior to closing day, you will have a final walkthrough to make sure the home is in the condition required by your offer and confirm sellers have moved out. A closing is typically held at a title company, and you will often be accompanied by your agent and lender. You will review and sign all the final documents. This day can be an opportunity to meet the sellers and learn tips about your new home and neighborhood. Congratulations! Your are a new homeowner!
