The Emerson East Neighborhood was originally developed in the 1920's, after Madison's Central Marsh was drained and land became available for houses for workers in nearby factories, including Oscar Mayer and the French Battery Company. Regent Neighborhood prices up 15% in 2013.

Regent Map Single family home sales in Madison's  historic Regent Neighborhood were steady in 2013 with 52 sales vs. 54 in 2012. The median number of days on the market was also relatively steady - 30 days in 2013 vs. 26 days in 2012. The median sale price, however, rose to $378,000 in 2013. This is an increase of more than 15% compared with 2012's median price of $347,500. Neighborhood inventory is slightly less than the average for Madison, with 3.2 months of supply.

One of Madison's most popular neighborhoods, Dudgeon-Monroe was very active in 2013 with 55 single family home sales. This is a 25% increase over the 2012 sales volume. The median sales price was up 13% to $331,000 in 2013. Homes generally sold quickly. The median number of days on the market was ten, down from 22 in 2012. Demand remains high as well with 1.52 months of neighborhood inventory, less than half that of Madison metro's 3.7 months of inventory.

The most noteworthy trend is the number of days on the market. In 2013, the median was seven days, down from 29 in 2012. The neighborhood continues to be in demand as evidenced by the 1.1 months of available inventory. By comparison, the Madison Metro as a whole has an inventory of 3.7 months.
